Check one LTV condition, then prepare for lender review
This US bridge loan pre-check answers a limited question: does your requested gross opening facility, together with secured debt staying on the property, fit within the combined LTV ceiling you enter? The result is “Within entered LTV limit” or “Above entered LTV limit”. Neither result is a lending decision.
The calculation does not assess affordability, credit history, property eligibility, legal security, the exit strategy or whether you can obtain a particular lender’s product. A request within one quoted limit can still fail other requirements. The percentage ceiling is your quote assumption, not a national eligibility rule.
Gross facility, existing debt and cash are different
Gross means the full opening bridge facility. Include financed arrangement or origination fees and any retained interest or interest reserve if they form part of that opening facility. Cash released after deductions can be lower. This screen does not calculate those deductions or the final redemption balance.
Existing debt means secured borrowing that stays on this same property alongside the bridge. It is counted once in combined exposure. If the bridge instead pays off an existing mortgage, use the borrowing capacity calculator to model that payoff, quote costs and usable cash.
For the maximum cash left after quote costs and any mortgage payoff, use the US bridge borrowing capacity calculator .
How the LTV check is calculated
Combined exposure = existing secured debt staying + requested gross bridge. Combined LTV = combined exposure ÷ property value × 100. The entered exposure ceiling is property value × quoted combined LTV limit ÷ 100.
The decision compares the unrounded exposure with that ceiling. Equality is within the entered limit; any excess is above it. Remaining headroom and the amount above the limit are shown separately, each with a minimum of zero. Gross headroom before this request also stops at zero when existing debt already exceeds the ceiling.
The displayed percentage is rounded to at most four decimal places, while money is displayed to two decimal places. A small excess can therefore show the same displayed percentage as the ceiling: read the decision and the amount above the limit.
Worked example: US bridge LTV pre-check
For a property valued at $500,000, existing secured debt of $275,000 stays in place. A requested gross bridge of $100,000 makes combined exposure $375,000. With an illustrative 80% quoted opening limit, combined LTV is 75%. The request is within the entered limit.
Gross headroom before the request is $125,000. After this request, remaining headroom is $25,000, with nothing above the limit. These are gross LTV figures; the money available for your next purpose can be lower after interest reserves, fees and other costs.
A request of exactly $125,000 is within the same entered limit. Increase that gross request to $125,000.01 and it is above the limit by $0.01. The decision changes before the displayed percentage is rounded.
Prepare for a US loan officer review
Use the current home’s accepted value and include mortgages, HELOC balances and other liens staying on that security. Ask the loan officer which liens count, which will be paid off, and whether the quoted ceiling covers the gross opening bridge. Closing costs, origination points and reserves can affect the cash released even when a requested facility fits the entered limit.
For a buy-before-you-sell transaction, prepare the current and new-home payment obligations, the bridge payment structure, the sale or refinance exit, title information and the lender’s requested credit and income documents. This screen checks none of those underwriting conditions and does not calculate debt-to-income or approve the purchase mortgage.
Lower’s bridge calculator describes a proceeds estimate and explicitly leaves final eligibility and approval to lender review. AFC’s calculator illustrates one lender program and also requires loan-officer confirmation. Their model limits or pricing are not nationwide approval thresholds.
Fannie Mae guidance has a specific context
When bridge or swing proceeds are used as a source of funds under Fannie Mae’s mortgage guidance, its Bridge/Swing Loans topic requires documented ability to carry the current home, new home, bridge and other obligations, and restricts cross-collateralising that bridge against the new property. Those statements describe that Fannie Mae underwriting context. They are not represented here as rules for every US bridge product.
This calculator does not evaluate those requirements, Fannie Mae loan eligibility, investor or commercial bridge criteria, state availability, after-repair value or loan-to-cost. Confirm the applicable program and security arrangements with the actual lender.
For the cost and repayment of a specific amount, use the US swing loan calculator .
Country choice and limits of the estimate
This United States page uses dollars and US liens, loan-officer and bridge terminology. The country links above the inputs open separate pages. Inputs and results reset; the financial amounts are not converted.
The model assumes one security property, one requested gross opening facility and constant secured balances. It does not assess affordability, credit, property eligibility, legal enforceability, an exit plan or a redemption LTV requirement. No result is an approval, quote or recommendation to borrow.
Inputs for the bridge loan eligibility calculator
Property value
Use the lender’s accepted value of the one security property. The calculation does not combine different properties or confirm a valuation.
Mortgage and other liens staying
Include the full balances of mortgages and other secured debt staying alongside the bridge. Debt redeemed from the advance needs a different cash and fee calculation.
Requested gross bridge loan
Enter the opening facility shown on your quote, including any financed fees and interest reserve. Do not enter only the cash you hope to receive.
Quoted combined LTV limit
Use the lender’s opening combined loan-to-value ceiling. An illustrative default does not establish that a product, property or applicant qualifies.
CALCULATOR QUESTIONS
US bridge loan eligibility pre-check questions
Does this confirm US bridge loan eligibility?
No. It checks the requested gross loan against one combined LTV ceiling you enter. The actual lender must assess its product, security, credit, affordability, documents and exit requirements.
Should I enter the cash I need or the gross loan?
Enter the quoted gross opening facility, including any financed fees or interest reserve. For cash after costs and mortgage payoff, use the borrowing capacity calculator linked above.
Does a request exactly at the limit pass this check?
It is within your entered LTV limit. That only describes the arithmetic comparison; it does not establish lender acceptance. Any excess changes the result before display rounding.
What if the existing mortgage is being paid off?
This screen assumes the existing secured debt stays in place. Use the borrowing capacity calculator to model the bridge funding a mortgage payoff and the cash left after quote costs.
Does this assess the new-home mortgage?
No. The purchase mortgage and any overlapping home and bridge obligations need separate lender review. Fannie Mae guidance is discussed only in its stated mortgage-underwriting context.
What happens if I change country?
The country links open separate UK and US pages with local currency, examples and guidance. Inputs and results reset; money is not converted.
