How paying extra works
The calculator keeps your normal monthly payment the same and adds your overpayments, so the loan is paid off sooner. It works month by month, charging interest at one twelfth of the annual rate on what you still owe.
This calculator is for a fixed-rate equity loan repaid in monthly instalments, secured on your home. Home equity lines of credit and shared-equity schemes work differently.
Worked example
On £40,000 at 7.5% with 10 years left, the normal payment is £474.81 a month. Paying £150 a month extra saves £5,729.95 in interest and clears the loan 3 years 1 month sooner.
Paying £300 a month extra instead saves £8,529.17 and 4 years 9 months. A one-off £5,000 lump sum now saves £4,918.70 and 1 year 8 months.
Before you overpay
Check your agreement for early repayment charges. Paying off the equity loan also frees up equity in your home.
Your home may be repossessed if you don't keep up repayments on a loan secured on it.
